In the south of the French department of Manche, in the centre of the town of Mortain, an extremely dynamic town with close to 1,700 inhabitants.
50 km from Mont-Saint-Michel and the beaches, on a promontory dominating the region.
The nearest SNCF train station is in Vire (22 km away). Paris is 3½ hours away.
All shops and amenities can be reached on foot as can various schools. Universities are to be found in Caen and Rennes.

The town backs on to a vast hill facing the entrance to Mont-Saint-Michel Bay.
In the old town, Saint-Evroult Collegiate Church, a 13th century, listed building, still has the gateway of a previous 11th century building. The wing of the old private school, built at the end of the 19th century, stands opposite. It survived the bombing that accompanied the battles waged in August 1944 during a German counterattack which resulted in the destruction of most of the town.
The old private school

Adjoining a gable wall of a neighbouring property, this building, constructed in 1893, extends towards the Collegiate Church. The row of arches that runs along the ground floor lightens the long facade of this robust building with its pointed granite and shale quarry block walls. It is topped with a natural slate roof.

Ground floor: This level comprises a closed entrance room that leads to the stairway and a closed room set out in two of the seven arcades that open on to the street.

First floor: The stairway goes up to a door that provides access into a long corridor, leading to the opposite gable wall. It spans a floor surface area of 155 m² awaiting total conversion. Several rooms follow one after another on the road side.

Second floor: The second floor has the same layout as the floor below and is in a similar state.

Attic: A second stairway goes up to the attic space which spans the entire floor surface area of the top floor.
Our opinion

This robust, currently empty shell is of great interest for more than one reason. The building, above all, has a bare floor surface area spanning 465 m², not counting the attic space, which could be converted in several ways. In addition, it stands in the town centre, next to the Collegiate Church, in a town that is currently booming and in need of hotel and catering establishments. A forward-thinking investor could turn it into dwellings, a hotel complex or a commercial building to be used for a future activity: the return can but be profitable.
Land registry surface area 358 m2
Main building surface area 630 m2

Exclusive sale 135 000 €
Our fees are included in the stated sale price.
